Short sales are a great way to avoid foreclosure. They can create a true win win situation for all involved if done correctly.

Wow I didn’t realise the numbers were that high, but it really doesn’t suprise me come to think of it. Definately leading to lots of short sales around here in Jacksonville!!

Working Florida Short Sales is the only way we can make a living down here in these trying times.

I wonder if BP will really step up and pay for what they’ve to the environment? The damage will far surpass anyone’s wildest expectations and impact property values and the fragile beach land ecosystem for years to come.

We have to pray that our Gov’t holds their feet to the fire. Unfortunately, time will tell. I think the BP execs should be dropped in the oil and see how those poor animals feel.

AS recently as 8 months ago I was able to conduct a short sale on my home in Kissimmee, FL. The only way Fifth Third Bank agreed on the price was if I agreed to repay them 40K over the next 30 yrs. Doesn’t the bank have some type of insurance so that they don’t loose out? Is there anny way I can free myself from this debt?

Yes…buyers can obtain a loan. Need 20-30% down with decent credit. And must submit tax returns, bank stmts, etc.

Yes you are right that sellers want to play safe most of the time on hard times like this. Real estate depends entirely on the local geographical and market conditions of your area.

Destin is just an interesting market, I think with the growth of the panhandle though in the next 5 years Destin will take off and will just be one of the top vacation towns in FL to visit. it already is up there.

We owned a hair salon in Long Beach, MS about 3 miles from the Gulf, we lost most of our emplyees due to lost of clients and BP did pay our lost of income claim, and did eventually closed the buisness down. We have been trying to sell building and property
but haven’t had any luck, I’m sure the value is not there anymore, but my question is do we full under LOST PROPERTY VALUE CLAIMS.

Tony, I’m so sorry to hear about your situation. You should consult with an Attorney. There is now a 1200 pg document which outlines how claims can be calculated. All the best.

There are multiple beach property and condo owners who sold property during the spill who are being selectively cut out of the loss of sales value claims because the claims process is excluding large areas that should be included in the claims mapping. Our condo sold and should have gotten a payment of about $15000 but the specific site was not included in the clams map. Note there are properties all around this condo that are in the zone. There area areas all over the gulf coast that have been excluded from the map zones on purpose. Someone needs to represent these property openers and get them payment. I filed my claim and appealed all through the process and was denied at each step.

Reply

DebbieJ July 11, 2013 at 1:57 pm

Russ, thanks for the response. I, too, had claims denied. Had to hire an Attorney and still waiting. My Attorney would submit the same documents 3 and 4 times and BP would still ask for them. All to be denied.

Time will tell and hopefully those who have been “wronged” will be compensated.

Debbie,

Here’s a question for which cannot I seem to find a straight answer. If my property sits in CBRA Zone (verified by 3 independent parties), but is designated flood zone X, are there any lenders/banks in this area that will NOT require me to purchase private insurance if I am interested in refinancing. We borrowed the money to purchase our home from my wife’s parents. But no lender will offer us a loan unless we purchase private insurance. Right now, the most inexpensive quote was $6400/year which is absolutely outrageous. The highest quote was $10000.00. Very helpful article BTW.

Norberto
