30A Real Estate Inventory on Decline

There continues to be a trend of inventory of 30A Real Estate…it continues to decline.

The chart below shows 30A Real Estate inventory levels in January of this year at 15.26 months, down to 7.47 months in March. This means that if no additional property came on the market, in 7.47 months there would be nothing to buy.

30A Real Estate year to date sales are up 13.99% and pending sales are up 22.08% over 1st quarter of 2012.

There is a trend going on from Rosemary Beach to Destin FL. INVENTORY IS DOWN!

I’m going to post charts of different communities and areas, over time. Since my office is in Rosemary Beach, I thought that was a great place to start!

The charts, below, compare the number of months of inventory and the number of homes (units) for sale, from 2008 – 2012, in Rosemary Beach.

2008 was the peak of the financial crisis, foreclosures were at an all time high and the American Public had no faith in the economy. 2010 was the BP Oil Spill, yet inventory was down from the previous year. (In fact my sales grew 30% in 2010). 2011 and 2012 kept improving every month, sales were up and inventory was down.

The first chart shows how the months of inventory of homes, in Rosemary Beach, declined from a high of almost 87 months to about 18 months at the end of 2012. What does months of inventory mean? It is the amount of time it would take to sell all current listings at the current sales pace if no new listings became available.

Next is the chart showing the (average) number of homes per sale, in Rosemary Beach, for the given year. We ended 2012 at 69, and currently there are only 51 homes for sale in Rosemary Beach.

Most of the Restaurants along 30A and in Destin will be serving their regular menu on Valentine’s Day. A few are adding a couple of “Specials”. Most recommend reservations be made, except Harry T’s on the Harbor and a few others.

Unfortunately the Henderson Park Inn in Destin, FL is they booked for the entire Valentine’s Days Weekend. If you are looking for a lovely, romantic getaway, call 850-269-8646 and ask about their weekend packages that include breakfast and a picnic lunch. Between the chocolates and wine in the room with flowers, happy hour serving wine and beer, plus many other amenities, your Valentine’s Day can be any weekend! Prices range according to room. Don’t miss the 2013 Seaside Yard Sale!

30A Real Estate is HOT!

2012 saw lots of changes in our market. 30A Real Estate sales (condos and homes) was up almost 20% over 2011. (Click for larger image).

All information and statistics show we are at the bottom of our Real Estate market. Remember, Real Estate is local! Just like the weather.

Inventory continues to be at it’s lowest levels since 2006. It was at an all-time high in 2008, with almost 50 months! We are now at about 11 months of inventory! When it gets to about 6 months, it will be considered a more “balanced” (between Buyers and Sellers) real estate market.

This chart below shows the number of vacant lot sales over the past few years. 30A Real Estate vacant lot sales were up 50% over 2011!! Drive around and you will see a ton of building going on!

Here are a couple of charts for, 30A Real Estate, single-family homes and condos showing the number of units sold and under contract (pending), comparing 2012 to 2011.

2013 is the year of change (at least for me and my husband, lol). I started the year with a new Real Estate firm, and even changed Accountants after 11 years.
